What You Can Expect

You will be partnered with one of our 5 rockstar Transaction Managers who will hold an in-depth onboarding meeting with you via Zoom or in person! During the meeting, she will go over the specifics of what we offer in TM, review the tools we use, show you our templates & answer any questions you may have! This meeting is CRUCIAL for setting expectations and learning the items you will handle vs your TM.

Seller & Buyer Options

TM for Seller - $350 fee includes:

  • Pre-Listing
      • Order O&E
      • Order Sign Install
      • Input Listing into MLS including PPAR, IRES if member
      • Upload Photos into MLS
      • Input Showing Time Information
      • Create Disclosures in CTM & send to seller
      • Send pre-list form to seller to request Due Diligence Documents & Off-Record items
      • Send form to seller to complete with utility & property information
      • Make MLS listing “Coming Soon” or “Active” (if desired)
  • Under Contract
      • Update MLS status to “Pending”
      • Review entire contract for important deadlines and provisions
      • Complete CTM contact sheet
      • Complete CTM calendar with contract deadlines
      • Send seller disclosures to the buyer’s agent and follow up until signed
      • Send Introduction emails to all parties
      • Monitor dates and deadlines throughout transaction
      • Send email reminders to clients with helpful explanations of deadlines & documents
      • Send out amendments for signatures and deliver to Title & Lender as necessary
      • Draft amends as requested (must have agent approval prior to sending)
      • Ensure file is compliant and all documents are signed
      • Complete CDA 
      • Request Settlement Statement
      • Schedule Closing
  • Closed:
    • Ensure closing documents are received and fully executed – follow up with Title as needed
    • Change MLS status to “Closed”
    • Change Salesforce status to “Sold”
    • Change CTM transaction status to “Sold”
    • Send Congratulations email to seller

TM for Buyer - $250 fee includes:

  • Under Contract
      • Ensure listing agent has changed MLS status to “Pending”
      • Review contract for important deadlines and provisions
      • Complete CTM contact sheet
      • Complete CTM calendar
      • Send disclosures to buyer and follow up until signed
      • Send Introduction emails to all parties
      • Monitor dates and deadlines throughout transaction
      • Send email reminders to clients with helpful explanations of deadlines & documents
      • Send out amendments for signatures and deliver to Title & Lender as necessary
      • Draft amends as requested (must have agent approval prior to sending)
      • Ensure file is compliant and all documents are signed
      • Complete CDA
