WHY YOU SHOULD BE UTILIZING A TRANSACTION MANAGER

There’s a saying that we use quite frequently at CHR… “do what you do best and outsource the rest”.  It sounds obvious on the surface, but can be extremely hard to implement without the proper systems in place.  

RUNNING A BUSINESS VS. HAVING A JOB

If you are a full-time real estate agent, you need to ask yourself a very basic question: Are you running your own business, or do you have a job?

Having a job vs. running a business is very different. If you have a job, you are expected to do most of the work. You do the marketing, the accounting, you show homes, you get disclosures signed…. You essentially do it all.  

If you are running a business, this means it will run without you. You are the leader, guide, and consultant for everyone else in order to keep things moving.  

If your day to day activities sound more like the former rather than the latter, you need to consider outsourcing.  

THE POWER OF EXTRAORDINARY TRANSACTION MANAGERS

If you aren’t outsourcing anything right now, the first step is to hire an extraordinary transaction manager. Most of this job can be done without a real estate license which is a good indication you shouldn’t be doing it.  

A transaction manager is at the office while you are out, showing homes or even on vacation. Most of the job consists of completing tasks that are repetitive for each transaction. The cost is usually relatively low, and you often are not obligated to pay if the transaction doesn’t close.  

 There are two parts to finding an extraordinary transaction manager:

  1. Find an extraordinary person
  2. Set them up with an extraordinary system

Letting go needs to happen in order to outsource, and you need to build trust in order to let go. Trust is developed by having your expectations met or exceeded on a regular basis. First trust, then let go, then growth in your business.
